Selecting the right builder is the most important aspect of building a custom home. This selection should consider the builder’s reputation for honesty, integrity, and his ability to produce quality work with desired results at minimum expense and waste. Since the builder directly affects a project’s cost and construction time, it is important to choose a builder that has a tried and true building process, a commitment to fulfilling your vision, and a track record of completing homes on time.
We strive to make your custom home building experience enjoyable and rewarding. The typical flow of a Shows Construction project is as follows:
Step 1: We meet with the client to give them guidelines to help them stay within their budget. We invite them to look at the homes we are building. If they don’t have a home plan, we can assist them in this process.
Step 2: If the client does not have their home plans there are a couple of options. The client can work with a designer of their choice to complete the plan or we can work as a liaison between the client and a designer. When the client works directly with the designer the designer will provide the homeowner with a preliminary set of plans to review and comments. We recommend that clients set up a meeting for us to review their preliminary home design so that we can look for ways to reduce the project cost and offer ideas to enhance the project design.
Step 3: When the designer completes the plan we meet with the client to find out what type of products and finishes they want in their new home. We also visit the owner’s property to inspect the site conditions. Based on this information, we go to work on the cost estimate for the home's construction.
Step 4: We present our proposal to the client and discuss any changes they may wish to make.
Step 5: If a lending institution is to be used, they will need a copy of the plans and contract documents. Based on this information they conduct an appraisal and prepare to close on the construction loan.
Step 6: The client will have many decisions and choices to make in the selection of the finishes of their new home (countertops, lighting, paint colors, etc.) We provide the client with a Selection Binder which organizes the choices to be made, provides supplier information and assigns due dates for your choices. We also meet with the client to review and process the binder prior to getting started.
Step 7: Construction begins on the new home. We meet with the clients at the jobsite on a regular basis. We use these meetings to review the progress on the home, note any changes that the clients may want to make and address any concerns the clients may have.
Step 8: Punch list items are completed, the construction loan process is closed and the clients move into their new home. Shows Construction makes it a point to stay in contact with each client after move-in to ensure their continued satisfaction with their new dream home.
